WHAT IS DEVELOPMENT CONTROL?

Development Control is a measure necessary to ensure planned development.It is a must for every growing city because the area immediately beyond the city limits is often a source of health and generally under no strict control of an efficient Local Authority.

Development control is necessary to control the private development as per the required standards in relation to public health,safety and convenience ,to encourage private interest along with public interest in all the aspects of development and to prevent the conflicting demand and misuse of land.

The regional plan provides a model for sustainable development of urban and rural settlement.Identification of prime cultivable land and environmentally sensitive areas,transportation,power and water social infrastructure,disaster management besides heritage and tourism.

As a response to contemporary globalism and urbanization issues,the regional approach has become part of development policies in many countries.

Regional Planning is seen as a supportive tool for regional development policies.While countries notice”the need for regional planning more and more,provide strong support to improve it.

However, there are still complications and deficiencies regarding regional planning.When urban areas extend beyond their administrative boundaries and are transformed into more complex structures.It is difficult to control and solve local problems.However,regional planning help to solve these problems and is useful in balancing the development among the different regions of the country.
