A bogus agent is someone who claim to be an agent of either properties or anything yet they are not. They promise things that they do not have in order to defraud people. In other words, bogus agents are thieves since they get to take money from people without delivering what they have promised.
A lot of people have fallen victim to these agents, this is
when they are promised to get a house, stand, car and many other things, yet the service is not delivered. In recent times, these bogus agents have resorted to using social media to hoodwink unsuspecting home seekers, most notably Facebook and Whats App.
Here are some of the sources from which these bogus agents get the properties, they subscribe to the deep league service or buy a copy of the herald then they take properties from there and they advertise without the authority of the advertisers. They then advertise these properties on various social media platforms and
unsuspecting home seekers then respond to these adverts. After responding they are then requested to make prepayments which are referred to as viewing fees. These fees usually range from 10usd to 50usd. The payment methods are usually in plastic money form that is Eco cash and bank transfer.
At this point the home seeker is then given a contact number of the property’s owner and told to contact them for viewing. The said properties would however have long been taken or will be discovered to have never existed, that is usually the point the home seeker interact with the agent as they then disappear or vanish into thin air. In all this the home seeker never get to meet the bogus agent as they don’t operate from any office.
Here are a few tips on how you can avoid losing money to these bogus agents, firstly check whether they are registered with the estate agent council. If they are not then that is an immediate red flag. Secondly you have to demand service before payment that is you need to view the property first and be satisfied with it before making any payment. If they say o that’s another red flag.
The cardinal rule is that never pay for a service that you have not yet received, also use tried and tested mediums use as Deepleague. Lastly do not hesitate to report to the police if you have been robbed by these bogus agents.
